Residential Real Estate Analysis & Appraisal

Areas of Expertise

Pre-listing

Wondering what your property might sell for? A pre-listing appraisal is a great place to start! Having a professional appraisal report in hand is a great way to know exactly what the market value of a home or land could be. Whether your moving truck already arrived, or you’re just starting to consider the possibility of selling, let us help you make an informed decision.

Single/multi-Family Residential

From “cookie-cutter” to custom architecture, no two homes are exactly alike, which is why we strive to find the best valuation for your property— big or small, old or new, remodeled, well-worn, or maybe even un-loved.

Or maybe you’re wondering about adding a mother-in-law apartment, accessory dwelling unit, or casita? Perhaps you’re trying to decide if that tasty-looking duplex down the street is worth owning? An appraisal will give you the confidence you need to make better plans, and we are ready to help you out!

Manufactured/Modular homes

Whether built in place or built and brought, appraising a manufactured (sometimes referred to as modular) home is not one-size-fits-all! We’ve appraised manufactured homes in practically every corner of Utah, and we can confidently state that manufactured homes are an amazing option for many owners. From highly rural and remote, to “I never noticed that before” urban settings, we can appraise it!

Estate & Divorce

As they say, the only constant in life is change. If you’ve experienced a life change that requires an appraisal done, let us take the worry out! Whether you need an appraisal for the court or for the family trust, you can rest easy knowing that we will provide you with a professional, by-the-book valuation for your property.

New Construction

What’s a home worth if it doesn’t exist yet? That’s the proverbial million-dollar question. We have the skills and experience to figure out what your dreams (at least the ones on your blueprints) are going to be worth. Before you break ground, let us help you know just how much your home could be worth with a quality appraisal.

Rental Properties

Rental properties can be a great way to supplement income. But knowing just how to juggle the value of a potential investment property vs. expenses requires finesse. Not only can a professional appraisal help you know what a property is worth on the market, it can help you estimate expected rent or lease amounts. So if you’re looking at a nightly rental in that amazing vacation spot, a passive-income opportunity across town, or a long term rental, give us a call. An appraisal could be a great way to help make the right decision for you.

Mortgage Insurance (PMI) Reduction

For those looking to get ready of pesky private mortgage insurance (PMI) on their existing home loan, lenders will often instruct their borrowers — that’s you! — to go find an independent appraiser to provide a home value. Sound familiar? Then you’ve come to the right place! Schedule an appraisal today to see what the value of your home is worth. Wouldn’t it be nice to get that monthly payment lowered?

Land

While the old adage about real estate (location, location, location) certainly applies to appraising land, it takes more than just hoping that your dirt is more valuable than that of the Jones’! That’s where we come in. Large or small, with or without extras like animal rights, views, barns, shops, sheds, or water shares, we appraise it all!

Property Tax disputes

Basically, county governments set property tax rates based on a total amount prescribed by law, which is then split among all taxable properties in their jurisdictions. County assessors use mass-appraisal models to come up with a “quick and easy” valuation for all of the thousands (and perhaps millions) of properties within their borders.

Do they always get it perfectly right? Not a chance! So if you’re looking to dispute your property taxes, most county assessors will consider a third party appraisal as evidence for re-evaluating the current market value of your home. Always check with your local assessor’s office for details, but if you want a solid basis of proof to go on, an independent appraisal could be a great way to go.
